The money you'll need

The checklist below will help you calculate the amount of capital you will need to purchase an agreement.

There are tremendous differences in the costs of entering one pub to the next. Using the 'best estimate' figures below you will see that a realistic sum of 'in-goings' (capital) could range from anything between £20,000 to £145,000.

Working out the money you need based purely on the basic in-goings for fixtures and fittings and goodwill, would leave you substantially underestimating your overall set-up costs.

It is better if the total capital can come from your own funds and not borrowed. You will be asked to show evidence that you have sufficient funds.

If you are purchasing an existing business you will pay for the existing term of agreement remaining and goodwill if relevant. This figure is very much dependent on the value of the business and your negotiation. Punch Taverns is not involved in this unless it intends to offer a new agreement.
Fixtures and fittings (F&F)

An inventory needs to be produced and F&F valued. The purchase of F&F may have tax implications. Speak to your accountant for more information.
Valuer's fees
