The Black Swan is a well-established, traditional, community mainstream pub in the Henley-in-Arden in Warwickshire. There’s a lot of competition in Henley so the differentiation here needs to be through strong community links, driving teams and traditional pub games alongside appropriate live entertainment. The pub currently enjoys a strong wet and dry trade, and traditional pub food served well and consistently will make this a strong offer.
In addition to a traditional bar, which is currently home to a pool table, the Black Swan offers a lounge area with a softer look and feel. This space is predominantly where food is served and is warm and homely with two large, open, feature fireplaces. There’s also a small additional area leading from the lounge bar, which could be used for additional dining. The pub offers a large car park, a rear courtyard drinking area and a smoking solution. There is a beer garden at the end of the car park and also some space for seating at the front of the pub. Sky Sports is shown here and free WiFi is available throughout.
The domestic accommodation consists of three bedrooms and a lounge. Punch will ensure that this accommodation is in good order.
We’re planning investment to cover full external and internal refurbishment at this pub, along with upgrading the external trading area.
About the local area
The Black Swan is situated at the end of the high street in Henley-in-Arden. This is an affluent and established area, with lots of disposable income. It also attracts tourists. The pub is surrounded by a mixture of shops and other licensed premises. Henley is a picturesque and bustling small town, attracting people from surrounding villages to its local amenities.
This pub may suit
We’re looking for an experienced pub operator to take on this established business – preferably someone with local knowledge. You must have experience of food within a pub environment. You’ll need to have an interest in sport and have a vested interest in the community to drive the pub teams and live TV sports offer alongside an appropriate entertainment and marketing plan.
