The Black Swan is a truly traditional pub centrally located within the affluent village of Wistow, North Yorkshire. It’s the only pub in the immediate area and has fabulous facilities to offer food and drink to the local community offering a beer garden with fantastic countryside views, which is a great draw in the Summer months. The Black Swan would suit an operator keen to settle into a village community, who is passionate about good food and drink and has warmth and personality to build great local relationships and get involved with local activities.

Business facilities

Internally we have a restaurant area which offer a generous 65 covers (easily serviced by the catering kitchen) which then flows into the bar area, the main bar is centrally located.

It also offers large car park (up to 16 cars), a fantastic beer garden with open countryside views and a children’s external play area.

Refurbishment

Punch are planning a £100k investment at the Black Swan which will see the external and internal areas being upgraded.

Accommodation

The private accommodation includes 3 bedrooms, a kitchen, lounge and bathroom, this will be upgraded with the investment

About the local area

An affluent village, Wistow has over a  1000 residents living within a mile, located approximately two miles from Selby town centre, local amenities with two churches and a fish & chip shop. Within the village itself the houses are all privately owned with residents living with a mile and a half radius of the business. It sits in beautiful North Yorkshire which is known for stunning scenery and is within reasonable driving distance of Leeds and York.

This pub may suit

Our ideal operator should have a strong food background capable of working within and overseeing the catering operation. In addition, the new publican should have the ability to bring the local community together organising events, fund raising activities plus the introduction of quiz nights, live entertainment etc.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
