Refurbishment

We’re planning significant investment to cover interior redecoration, including new fixtures and fittings, refurbishment of the toilet facilities, plus possible external redecoration.

Business facilities

The Old Blue Anchor is an open plan trading operation, with a very traditional feel which is quite unique for the area. This can definitely be enhanced in a positive way with the planned investment. There’s a dedicated pool/sports area, with a well-used pool table and darts board. Despite currently handling 100% wet trade, the pub also has a good-sized kitchen, so there’s a clear opportunity to introduce a simple bar snacks food offer. Free WiFi is available throughout.

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

The Old Blue Anchor is located in the old town of Lowestoft, an area that appears to be regenerating itself after a period of being rather left behind. The pub sits in a prominent corner position on the high street, surrounded by lots of shops and other businesses. The town is focusing on restoring the previous business success of this area.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
