Overview

Sitting in a very prominent position in Brixham town centre, the Bolton Hotel is a high street premium proposition in the making. There’s plenty of potential here, but the pub is currently well-worn and in need of some attention. We’re planning a transformational investment to create a brand new trading operation – bringing the huge commercial kitchen back into use and attracting a new customer base to this splendid listed building with beautiful Georgian windows. Dramatically upgrading a suite of letting rooms on the second floor will be a second phase of investment.

The trading area at the Bolton is a very large, open plan L-shape room wrapped around a central bar, with large Georgian windows letting in plenty of light, making the space airy and adding grandeur. When the spacious commercial kitchen is put back into full use for the incoming operator, it will be able to provide for up to 50 covers at peak times. There are currently 7 letting rooms on the second floor, which could be suitable in their current state to be offered to seasonal workers as short-term accommodation. Outside, there’s a small courtyard garden, which currently functions only as a smoking area. Space in Brixham, as with most harbour towns, is at a premium, so more could be made of this by the right operator.

The domestic accommodation consists of four bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

We’re planning substantial investment to completely overhaul the exterior and ground floor of this pub to create a brand new venue for local residents and visitors to Brixham. This will include creating an exciting new concept within the pub, which offers areas of cosy booth seating, relaxed informal dining and plenty of quirky decorative features. New signage will be installed, potentially even with a name change. In a second phase of earmarked investment, we’ll transform the existing 4-bedroom domestic accommodation and 7 letting rooms into a spacious 2-bedroom apartment for the operator and 9 fully upgraded en-suite letting rooms.

The road network to and from Brixham continues to undergo much investment and improvement, attracting new housing developments and facilities and greatly reducing the commute time to Devon’s county town of Exeter. The harbour town of Brixham itself sits within the well-known holiday area of Torbay. Plenty of tourists visit the area, moving between all of the major towns along the south Devon coast during their stay.

The ideal operator for this pub will have plenty of experience, passion and vision – not only for the immediate business opportunity of creating something very special for Brixham but also for the longer term plan of the 9 upgraded letting rooms. You’ll need to be able to deliver consistently high standards and be able to make a difference with your food offer.
