The Boot & Shoe pub is situated in the village of South Luffenham, not far from Oakham which is known for its great shops, popular market and architecture. It’s also just a short drive from Rutland Water a popular destination for a weekend away or day out. It has two trading areas and one bar which could be used in a multifunctional way. The site also has four letting rooms. The village has good links to A47 and neighbouring towns of Stamford, Peterborough and Leicester.

The pub is a listed building which offers two trading areas. There is a large open plan area around the main bar with a welcoming open fire and a second area to the rear of the main bar suitable for dining (for 30 covers) or a sports area as it is currently used. There is a kitchen in place. All of the original brickwork is still in place creating a warm and welcoming traditional feel. There is a Beer Garden for summer drinks and relaxing, a smoking solution and the car park offers space for 8 cars. The pub also has four letting rooms.

South Luffenham is a lovely village in Rutland with a village church, nearby railway station and the neighbouring village North Luffenham. The wider area is home to Oakham which draws visitors from across the region due to it charming shops, market, history and there are lovely walks across the area alongside Rutland water.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
