The Bowling Green Tavern is a community mainstream pub that sits in a prominent position in the centre of a large residential area of the seaside town of Deal in Kent. Its proximity to the local hospital provides a great opportunity to attract hospital staff to the pub. The trading space is versatile and the pub’s large beer garden is a real asset in summer months.

Refurbishment

We’re planning a full refurbishment here, to include internal redecoration of the whole trading area, complete with new carpets and fixtures and fittings throughout. The exterior will also be repainted and new signage added across all facias.

Business facilities

The pub trades across three large rooms: a function room/dining room, conservatory and the main bar. Each of the rooms has its own feel and identity, so they’re ideally suited for different occasions or types of customers using the pub. However, they can also be opened up to create one large space. The kitchen can cater for up to 45 covers throughout and free WiFi is available. Outside, the pub offers a large beer garden and car park, making it an ideal choice for families in the summer. A smoking solution is also provided.

Accommodation

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

The local area

Deal is a seaside town in Kent, which has a population of about 30,000. In the summer, it attracts a large number of tourists. Many local residents commute to nearby Canterbury for employment. The pub sits a few blocks away from the seafront, in the centre of a large area of residential housing and close to the hospital.

This is ideal for someone with local knowledge and experience of running a food operation. The ability to put on entertainment would provide an additional revenue stream.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
