The Bulls Head sits on the high street of the community of High Lane, to the south of Stockport. This traditional community mainstream pub benefits from a canalside location, with customers able to enjoy direct access to the waterfront through the beer garden.

The trading area of the Bulls Head is split between a main lounge and a public bar with a small vault room that accommodates the pub’s darts teams. The catering kitchen can provide for up to 20 covers at full capacity. Customers are able to enjoy live TV sports and free WiFi is also provided. Outside, there’s a pleasant canalside beer garden, a smoking solution and parking for up to 8 vehicles.

Accommodation

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

Refurbishment

We’re planning a small refurbishment that will include external decorations, updates to the interior decoration and improvements to the lighting, back bar and beer garden.

The local area

High Lane is a well-established and affluent area on the main road between Stockport and Buxton. There are several well-invested competitor offerings in the community, however the area provides a wide potential customer base with extremely good demographics.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
