The Bulls Head pub is a lovely lake district pub in the centre of Milnthorpe, Cumbria. It’s situated on a crossroads on the busy A6 between Kendal in the South Lakes and Lancaster. This is a true village community pub for the local residents and a place to meet friends, have a meal with the family or play pool.

The large function room upstairs is ideal for family gatherings, wakes or community meetings and the property also has letting rooms which appeal to passing trade or contractors that are visiting the local area.

Refurbishment

The pub is tastefully decorated and in great condition and to compliment this we will be adding brand new signage to the business.

Business facilities

To the front, the pub has two semi-partitioned rooms, with one lending itself more to dining. Each room has a fire place and are tastefully decorated. The dumbwaiter from the upstairs catering kitchen is conveniently located in the centre of the pub, making food service efficient to all areas.

To the rear of the downstairs is the popular pool area, which also leads to the enclosed outside area and smoking shelter.

Upstairs is the large function room, which has previously  been used by the local snooker team. This great space has a bar server with potential to install draught lines there, too.

On the next floor are the 5 ( all en-suite) letting rooms,. The  car park is on the other side of the main street, providing parking for up to 7 cars.

Your private accommodation would consist of 2 bedrooms, a private kitchen and lounge.

The local area

Milnthorpe is a rural area of Cumbria with both residents as well as tourists visiting the pub. The Bulls Head isn’t too far from the National Trust attractions such as Levens Hall and within easy reach of tourist hots spots such as Kendal and Windermere. Further to the South is the historical city of Lancaster, again attracting a large number of visitors. There are a number of gastro pubs across the local area , however this is much more a community and vllage pub is a focal point for both locals and visitors to the area.

The ideal operator needs great personality and to be community focused, you would be happy to get involved in local life, village activities and events and use this to your business advantage. Some basic catering experience to offer traditional pub dishes would also be an advantage. Letting room/hotel experience would also be beneficial alongside marketing experience to help drive this aspect of the business to its best potential.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
