It has a beautiful traditional country pub appearance and is known for serving quality pub food including a Sunday Roast and drinks alongside cask ales. The pub offers a welcoming spacious beer garden s and plenty of outdoor seating for the summer months and open countryside surrounds the village attracting walkers and cyclists to the pub, alongside those who drive there from the local area for food and drinks. The pub is about 4 miles from the market town of Alton, 10 miles from Basingstoke with access to the M3 and main line rail links.

The pub offers two bar areas, both suitable for eating and drinking with wood burning stoves creating a lovely atmosphere especially on cold days and evenings in each bar, there is also a covered area outside to the front of the pub which offers a great opportunity to be outside but protected from the elements. The pub offers parking for up to 15 cars, WFi and a kitchen.

This pub sits in the centre of the small village of Medsted which is situated on the North Hampshire Downs, this picturesque village is surrounded by open countryside with lots of places to walk and cycle, although in countryside the pub is also within easy reach of the busy town of Basingstoke which offers all the facilities one would expect, nearer is Alton with the Watercress railway and Jane Austin’s museum.

About our Agreement

Our Tenancy agreements vary between 3 – 5 years and offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager.
