The Crown Hotel is a lovely and cosy community pub which is situated on the edge of the market town of Darwen, in beautiful Lancashire just off the Pennines. The venue is known for its live music and good beers and needs a fantastic new operator with personality to create a friendly and welcoming drinking spot for the area. Its in an area with several businesses including a local supermarket, community college, eateries and a pharmacy within nearby distance alongside its residents who live in local terrace houses which means there is regular passing trade.

This pub has an open plan trading area with central bar. There is a raised area opposite bar where the bands play and a raised area to the rear of the pub which is home to the pool table and dart board with a central bar serving all areas.

There is a trade kitchen which gives scope to provide bar snacks.

Refurbishment

We are planning a refurbishment including new external decorations and signage, full internal redecoration and upgrades to the fixtures & fittings.

Accommodation

The private domestic accommodation will include 3 bedrooms, a private kitchen and lounge.

About the local area

Darwen is a small town on the outskirts of Blackburn just 3.5 miles to the town centre. Darwen has a thriving night life with a lot of choice from bars to eateries alongside many activities across the area including golf, Bike and horse riding, walking and fishing in local waterways. Its surrounded by other towns including Rishton, Brinscall and Hoghton.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
