Cyan has operated as a destination restaurant in Milngavie for over 8 years, known for its formal eating environment and attracting an associated customer base. It has a well-presented bar, which offers the opportunity to drive high-end wines, cocktails and gins, as well as craft and cask ales, beers and lagers. There may also be an opportunity to add a fully operational function room with a separate upstairs kitchen, pending landlord consent.
Cyan is an open plan trading operation with a small bar/lounge entrance area that leads into a 60-80 seat restaurant. Known for its dining experience, it has a fully operational kitchen on the ground floor. Function room space is very much in demand in the area, and it may be possible to create a dedicated function suite that’s capable of catering for up to 100 people, together with its own kitchen, on the first floor. The pub offers 20 car parking spaces and free WiFi.

A small investment may be available to incoming tenants to help improve and upgrade external signage and provide an internal sparkle. There may be an opportunity to create a fully operational function room, pending landlord consent.
Located about 5 miles north of Glasgow, the town of Milngavie sits in an area where residents typically have high disposable income. Sitting at the start of the West Highland Way walk, it’s popular with tourists and hikers in particular. There’s a vibrant local market and a loyal customer base for Milngavie businesses.

The ideal operator will know the area and be aware of the customer demographics. Cyan presents an opportunity to build on a destination restaurant base with a bar and function room operation. You’ll need experience of food operations and mid- to high-end drinks service. Marketing skills will also be beneficial.
About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
