The Dolphin, Kingston is a lovely looking picturesque 16th century, village pub which sits nearby the village hall and village church. This beautiful listed building is split across a small lane with the pub & kitchen on one side of the road and the cellar, toilets, landlords flat and letting business opposite. Above the pub trade area is a second kitchen, office, linen room and storage.
Set in a fabulous location, close to the beach and it’s a great stopping point along the south west coast path. It’s frequented by local residents and visitors and is known for hosting events, theme nights, quizzes and offer great Cask Marque ales.

Business facilities
This is a lovely beamed ceiling and stone walled pub which offers some excellent facilities. It offers an open plan trading room with the bar set against the wall and the kitchen behind the bar. The main room offers seats in front of the bar and two cosy clusters of seating at either end of the bar each with a feature inglenook fireplace which make the pub a really warm and welcoming place for a drink on cooler days. There is also a kitchen serving around 30 covers and WIFI.
The pub also offers three en-suite letting rooms great for a week away which are upstairs and opposite the pub and the pub also offers parking for up to 12 cars.

About the local area
The Dolphin sits within the village of Kingston nearby thatched cottages, and within in easy reach of Erme Estuary and Wonwell beach so it’s a lovely spot for a short break.
For the adventurous, the Dolphin Inn is close to tourist beaches with surfing and windsurfing facilities, and fishing trips can also be arranged from the Erme Estuary. The pub also sits within a few miles of three golf courses and is within easy driving distance of Kingsbridge and Modbury.

We are looking for an operator who thrives in a village environment, you will have a passion and love of local food and want to put the pub on the map for quality homemade, traditional pub food.
You will love being part of a close community, with lots of fundraising and community activities taking place in this pub for the village.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
