The Downe Arms is a country pub that’s styled as a comfortable rural retreat. It has gained a good reputation for cask ales and high quality food and there are also 3 beautifully furnished letting rooms, which attract visitors to this scenic area. They include a twin room, which can be converted to a family room. The pub’s location in the rolling hills of the North York Moors National Park means it’s within a tourist hotspot, so there’s plenty of potential to attract trade from visiting holidaymakers, daytrippers, walkers and cyclists – as well as providing a social hub for local residents. This is an excellent opportunity to deliver a customer experience that attracts repeat trade from locals and tourists alike.

The Downe Arms is a stone-built pub with excellent street presence, thanks to a patio area with picnic seating to the front. Inside, the versatile trading space provides an area for dining and a more laidback public bar for vertical drinking. Both areas, offering 20 covers each, are serviced by the fully equipped trade kitchen. The pub is Cask Marque accredited and there’s a dedicated games/sports zone, where customers can play games and watch live TV sports. Free WiFi is provided. Outside, there’s a lovely beer garden and parking for 6 vehicles, with additional on-street parking also available.

The domestic accommodation consists of two en suite bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

Castleton is one of the largest villages on the beautiful Yorkshire Moors and it attracts plenty of visitors every year, including passengers on the Esk Valley railway. However, it’s also an attractive and desirable place to live and is characterized by its friendly community. The new publican will certainly be aiming to become a familiar figure within that community. Whitby, Staines and Saltburn are all within easy reach, and Middlesbrough is about 15 miles away.

You’ll need to be experienced in running a pub that appeals to both residents and visitors to the area, providing a warm welcome and exceptional service standards. Solid understanding of catering, ales and marketing will be required to fulfill this pub’s potential.
