The Dukes Head. Carlisle is located in the picturesque village of Armathwaite, a popular destination for tourists visiting the nearly Heritage sites, the Cumbrian Fells and salmon fishing within the area.
The pub is the centre of the village with a spacious beer garden at the rear, with nearby parking as well as a grassed area next to the river.
The interior is in-keeping with the local area, making this not only a hub for the community but also a food destination for tourists.
This pub also offers modern letting rooms, which have put the pub on the map as a great destination for a short break.
The trading area consists of two rooms – a snug as well as a spacious restaurant area ( 50 covers), which is tastefully designed and semi-partitioned with a feature fire-place. The bar servery is in the middle, for easy service to both sides.
The five letting rooms are on the first floor, offering a combination of different sizes to suit families and individual travellers.
The outside area, with the beer garden next to the river and well-maintained planting beds, is popular during the summer months. The pub offers parking for up to 18 cars.

About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
