The Farmers Arms, Brompton on Swale in North Yorkshire is a beautiful, traditional pub located opposite a relatively busy junction with plenty of passing trade to attract straight in front of the pub. It is a picturesque pub that has a warm feel to it, its surrounded by villages and within easy reach of Richmond and a lovely pub to go to for a meal or to meet friends. It also has added letting rooms for visitors to the area popular for breaks alongside local campsites.

When you enter The Farmers Arms there is a lounge to the left used as a restaurant area with a smaller conservatory behind this, which is can also used for eating (60 covers overall). There are carvery units down one side which can be used for Sunday Lunch and events. To the right there is a cosy bar area with a TV used for sports, pool and darts.  There is space for car parking (up to 20 cars) to the front and the left side. There is also a large garden to the rear for relaxing in the warmer months There are also four well-furnished letting rooms above. 3 double and 1 family room.

Refurbishment

This pub will undergo full Internal and external decorations, a few minor tweaks to the layout, including a new open fire place and revamping the front smoking area and rear beer garden.

About the local area

Brompton on Swale is a village in the Richmondshire district of North Yorkshire, England. The village is located just three miles east of Richmond and 10 miles north west of the county town of Northallerton nearby the River Swale. The village is also nearby the A1. There are residential areas to the west and to the east are business and industrial units with a few residential properties.

The pub is local to the villages of Scorton, Catterick, Colburn and Hipswell (2 miles). Catterick is well known for its large army camp and training facilities. The site is nearby The Catterick Race Course which has several meets each year.

The village also has two camping and caravan parks in with many more of these dotted around the Richmond area.

This pub is a lovely destination for food or an evening with friends but there are also some locals in the area.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years and offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
