There’s a traditional and cosy lounge area to the front of the pub, which offers space for entertainment and BT Sports viewing, plus a modernised games/sports room to the rear, with pool and darts facilities. There’s also an adjacent seating area here for supporters and customers. Free WiFi is provided throughout. Outside, the pub boasts a quiet rear beer garden and a smoking solution. There’s also a small car park with space for 10 vehicles. This is supplemented by ample on-street parking.
The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.
About the local area
Hemingbrough is a handsome satellite village in the Selby area of North Yorkshire. With a population of about 2,000, it has good demographics and the Fox & Pheasant has only one other competitor in the village. There are plenty of residential properties within easy walking distance of the pub.

About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
