Overview

Looking to run a pub?

The Golden Hind is a fabulously unique looking grade 2 listed Cask Marque community pub in Nacton on the outskirts of Ipswich, Suffolk. It is in great condition after a refurbishment in 2018.

The pub is very much a drinking venue known for great ales, spirits and wines, live sports and pool and entertainment and offers a spacious main bar area, with a further lounge bar, a generous beer garden (perfect for socialising and spring and summer events) and parking.

Business facilities

This pub offers a bit of individuality with unusual architecture and quirky features alongside a recently refurbished main bar area, with a further lounge bar, large garden and car park for up to 20 cars. Its large beer garden (and smoking solution) which offers a great facility for summer for small gin festivals or evening events and the pub also offers Sky Sports and a pool/games area.

Accommodation

The private domestic accommodation consists of three bedrooms and a kitchen and lounge.

About the local area

Ipswich is a coastal town with a lovely waterfront and a thriving shopping, eating and drinking and arts scene. Its home to University of Suffolk and Ipswich museum and attracts visitors from across the region.

The Golden Hind sits at the heart of a large area of residential housing, about 3 miles to the south-east of Ipswich town centre and nearby the A14. It’s an area of mixed demographics and also some small businesses. The densely populated nature of this part of town means that there’s a strong potential customer base on the doorstep.

This pub may suit

A fantastic opportunity to develop this attractive pub. You’ll need to be an experienced operator who may know the area, with a experience in running large community pubs and an interest in sports as well as providing inspiring events to attract the locals.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
