The Green Man is a true gem of a pub, full of character and situated in the lovely village of Sandridge, St Albans. Refurbishment

This pub has been well looked after and has beautiful character, however Punch plans to refresh the look and feel with a redecoration both inside and externally and the addition of a new bar. The conservatory will also be enhanced with a new roof and there is a planned installation of a special viewing panel feature which will make the most of the pubs fabulous cask cellar.

Business facilities

The Green Man has a Horse Shoe shaped bar, which will be updated, the main room can provide for 42 covers. At the rear there is the conservatory which can currently provide for 12 covers, however a revised layout could increase this. In the warmer weather the welcoming courtyard can double capacity with room for 45+ covers.

The Green Man is situated on the high street, not far from two other pubs in the affluent village of Sandridge, St Albans surrounded by pretty countryside. The pub is situated near two other pubs and is a destination for evening and weekend food and drinks. The village is also home to Sandridge Rovers FC and the newly open planted Heartwood Forest, a local attraction known for its varied plants and bluebells.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
