Overview

This well-positioned waterfront pub successfully blends destination-style dining with locals’ drinking trade, carefully balancing these two very different aspects of its business. It’s about to benefit from significant investment to fully refurbish key areas of the trading operation and introduce a more contemporary feel.

The Jolly Roger is a large, traditional, waterside pub that benefits from great views over Portsmouth Harbour to the dockyards. It enjoys a combination of strong local trade, mainly wet-led, and healthy sales from its long-established food business. This pub currently blends the best elements of a destination-feel food offer, with custom attracted by the stunning location, and a genuinely warm locals’ watering hole. It’s effectively zoned to enable both sides of the business to operate alongside and complement each other. While the Jolly Roger has perhaps the strongest location in Gosport it now needs a more contemporary feel. Outside, the pub offers an ever-popular beer garden and 18 parking spaces.

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

We’re planning a significant refurbishment project to enhance the character and comfort of the pub, while also optimising operational efficiencies. The kitchen can cater for up to 76 covers and this, along with cellar and storage areas and the toilet facilities, will be fully refurbished.

The Jolly Roger is unusual, in that it’s seen as a destination venue for dining but still also attracts a lot of local support, which is mainly wet-led. The main reasons for visiting the pub are ‘Out on the town’, ‘Weekend millionaires’, ‘Wine & dine’, ‘Household outing’ and ‘Date night’. The pub overlooks the harbour but there are plenty of residential properties close by. The local demographics show that these are occupied predominantly by Aspiring Homemakers, closely followed by Senior Security and Transient Renters.

Are you an inspiring team leader with strong business acumen? You’ll need a passion for retail, a desire to work at the heart of the community and the ability to set and maintain the highest of standards.
