The Kings Arms is a high street premium pub that’s about to benefit from transformational investment. We’re planning to completely refurbish this well-positioned pub to create a Village Pub & Kitchen concept venue that also offers letting rooms. Occupying an enviable position in the village of Stanstead Mountfitchet, the Kings Arms offers a home from home for all guests, with a bustling bar serving a great selection of award-winning real ales, fine wines and continental lagers, plus 5 beautiful en-suite bedrooms for business and leisure guests to enjoy.
The Kings Arms will benefit from a new open plan design, including a transitional area and a new commercial kitchen that’s equipped to our Village Pub & Kitchen criteria. The pub will be bright and modern, with a welcoming main bar area to the front and a dining area for 50 covers to the rear. It will be designed to appeal to local drinkers as well as visitors to the area and people looking for a great lunch or evening meal on the way home from London. There will be 5 beautiful en-suite letting rooms and free WiFi throughout. Outside, there’s a beer garden and a large car park with space for up to 30 vehicles.

Your domestic accommodation here will be self-contained and include a kitchen/diner, bathroom and two bedrooms arranged over two floors.
The local area
Set on the Essex/Hertfordshire border, close to Stansted Airport, the Kings Arms is located in the centre of the pretty town of Stansted Mountfitchet. It’s the closest pub to the busy Stansted Mountfitchet railway station, with trains running into London Liverpool Street station at least every half-hour making this a very popular commuter spot. Local tourist attraction Mountfichet Castle is also close by and the airport is just 10 minutes’ drive away, so the pub could easily attract customers looking to stay overnight before an early flight or those wanting to stop for a meal before arriving at the airport.

* The calculation of the initial ingoing costs assumes a minimum deposit (£3,000 or £5,000) plus legal fees. The subsequent deposit build up can be paid over the term of the contract and up to £100 per week. This can be discussed with the Punch Development Manager
