Business facilities

The Kings Arms operates across three separate trading rooms, all served by one bar. The lounge has a fantastic welcoming fireplace and offers a mixture of fixed and loose furniture alongside room to drink directly at the bar. Towards the rear of the pub, there’s a room that offers a variety of options – it houses the carvery unit or could be used small function room or even private dining. The conservatory area increases the number of covers available throughout to 48 and offers an attractive dining environment overlooking the village green. The pub is surrounded by well-tended lawns and offers both a beer garden for the summer months and smoking solution, plus parking for up to 12 cars.

Your domestic accommodation currently consists of three bedrooms and a lounge. Punch is planning investment to create a new domestic kitchen.

The local area

North Duffield is a lovely rural  Yorkshire village that lies not far from the main A163 road from Selby to Market Weighton and other surrounding villages. It’s a pretty area and has a great local primary school with good Ofstead reports so is an ideal village to settle into for the longer term.  The pub sits in a prominent position in the village centre, overlooking the village green and duck pond not far from the River Derwent.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
