The Kings Head is a community pub in the village of Chacewater, on the edge of Truro, Cornwall. The pub currently has 6 letting rooms which are undergoing refurbishment and a snug bar and dining area that is also receiving a complete refresh, the pub has a lovely traditional beer garden for the warmer weather for people to meet and relax. It’s a great as a base for tourists to explore this popular destination in Cornwall or for business visitors to the area. This is a fantastic opportunity to run a small community focused pub with the benefit of letting rooms to enhance trade all year round.

Refurbishment

The pub will undergo a full refurbishment both internally and externally to make sure it’s the best in the local area. Internally all the rooms shall be ensuite and additional letting rooms may be added.

The bar trading area will be modernised and will complement the rooms whilst appealing to the local marketplace. The domestic accommodation will be completely updated and moved to one of the outbuildings. In addition, all the exterior areas will be given a refresh to improve appeal to passers-by.

Business facilities

This pub has an open plan trading area divided into a dining section for up to 15 covers and then a good size bar and drinking area. Outside there is seating to the front of the building overlooking the high street and a lovely beer garden to the rear of the car park. The kitchen is located to the rear of the bar. The letting rooms are spread between two floors with various bed options.

The local area

Chacewater is located of the A30 just five miles from Truro. A popular get away area, the pub is in a great location for visitors to the North Cornwall beaches as well as a visit to the Lizard or Falmouth. There is major development in the area and the new Cornwall Stadium is on the doorstep of the village. The community is lively and hosts many events during the year and is home to bowling clubs and walking groups.

This would suit an operator experienced in managing letting rooms maybe you are from a small hotel background or have experience of boutique hotels. The pub will rely on a mix of locals as well as visitors and there is an opportunity to provide a small but excellent food operation that is known for great service and hospitality. You will also love getting involved in local events and activities in the area to drive custom to the pub.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
