The London Inn is an open plan trading operation, with a one room, L-shaped bar that has direct access to a small beer garden, smoking solution and parking area for 6 cars to the rear of the pub. The commercial kitchen is situated directly behind the bar, making it easy to operate a small food offer. The mix of fixed and free-standing furniture in the bar area can easily be moved to create a dance floor for Friday & Saturday evening entertainment. Meanwhile, on the first floor, there’s a good-sized skittle alley, which can also double up for use for private meetings or small gatherings.

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

About the local area

Braunton is still a village despite a significant population swell over the last decade. As such, it benefits from more local amenities than a traditional village would usually offer. The town of Barnstaple is only a 10-minute drive to the south east of the village and there’s also a regular, direct bus route. To the west of Braunton, also just a 10-minute drive away, lies the beautiful north Devon coastline, with Saunton Sands and Croyde being popular spots. This area attracts tourists of all ages, but is particularly known for surfing.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
