One of the oldest licenced premises on the island, it has also appeared on Location, Location, Location. The pub has a reputation for live music and we’re looking to build on this by adding sport and a range of activities. Trade is wet-led, with a back bar food offer only, but the pub also benefits from a great enclosed garden and three self-contained flats, which can be used for either long- or short-term lets.
The Old Comical is split into distinct trading areas, with the main pub entrance leading into a very traditional bar with plenty of wooden floor, dark wood, a real fire and traditional horseshoe servery. This also serves the rear bar, where there’s a dedicated sports and pool area. An adjacent set of doors leads outside to a large smoking area, which would be ideal for an external sports screen, and then through to the pub’s large turfed beer garden. This is mainly set out with tables, but could also be used for children as it’s enclosed. A key aspect of this business is the letting accommodation: a separate one bedroom ‘cottage’ and two additional self-contained one bedroom flats. These can either be used for long-term lets or short, inexpensive holiday options.
The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.
We’re planning full internal and external refurbishment at this pub. Externally, this will focus on lighting and signage, but with enhancements to the smoking area and beer garden to maximise the trading opportunity in these areas. Internally, we’ll be modernising throughout and improving visibility, so that both bars can be seen when customers enter the pub. We’ll also upgrade the F&F, with a focus on great AV and more comfortable seating to improve the appeal of the site to regulars and visitors alike.
Sandown is a traditional seaside resort town, where the year-round community is boosted by large numbers of tourists in the summer months. There are about 12,000 residents within walking distance of the pub, with large numbers of elderly and relatively modest incomes. This local population is boosted by tourists as the town starts to blossom, assisted by the construction of a Premier Inn on the seafront. The pub is tucked away on a side street near the high street, about 5 minutes’ walk from the pier and sandy beaches.
We’re looking for someone with a passion for hospitality and the ability to combine sport and entertainment to meet the demands of the year-round local population, with great marketing and PR to attract and welcome visitors to a pub that becomes their home from home.
