The Painters Arms is an attractive community mainstream pub that’s situated in the world-famous sailing hub of Cowes on the Isle of Wight. Business facilities

This pub is a simple one-bar wet-led operation, which can be run very efficiently. It occupies an historic site, with etched windows and a unique curved facade. Although internal trading space is limited, the high ceilings, large windows and real fire provide an airy, comfortable ambience. A quality TV sports offer will be key to trade here so great AV facilities will be fitted throughout the pub. Outside, a smart patio area offers a great refuge from the hustle and bustle of this busy town. The Painters provides a smoking solution and free WiFi throughout.

Accommodation

The domestic accommodation consists of two bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

Refurbishment

The Painters will benefit from full external development, including improved lighting and signage to highlight its new and improved offer. Internally, the refurbishment will introduce a more contemporary ambience to appeal to more discerning clientele through lighting, the colour scheme and improved F&F to maximise every possible trading space. The bar will be reduced in size, again to increase trading space, but with a better back bar and product offering. The toilet facilities will be upgraded and the beer garden area will also be improved, to create the feel of an oasis within the town centre.

About the local area

The Painters Arms is located just off the high street by the town square and main car park in Cowes, so has the ability to attract plenty of footfall. An ever-popular sailing centre, Cowes is a busy town all year and has the added benefit of attracting thousands of affluent visitors, who are looking to find exciting and welcoming bars. The town has a population of over 16,000 potential customers within easy walking distance and the Painters has previously focused on this mainly local population. The key to success here lies in maintaining the better end of this market and combining it with an eclectic range of tourists.

We’re looking for a charismatic operator with the confidence to be able to marry the local all-year business with trade from passing visitors. A passion for great products and service is essential and a love of sport a bonus.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
