The Plough Inn benefits from fantastic facilities, with two separate trading areas serviced by a central servery. The commercial catering kitchen can provide for up to 50 covers across these main bar and lounge areas. The Plough is Cask Marque accredited and provides free WiFi throughout. Outside, there’s a lovely beer garden/terrace with a smoking solution. The car park has space for 10 vehicles.

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

The local area

Snaith is a town in the East Riding of Yorkshire, about 6 miles west of Goole and halfway between Leeds and Hull. It’s a growing town, and the Plough is situated in a prominent position on a key junction in the centre of it all. The focal point of the local rural area, Snaith has both primary and secondary schools and the presence of the M62 about five miles away gives easy access to Hull, Doncaster, Goole, Leeds and Castleford.

Ideal for an individual or couple, who can continue the great work already seen at the Plough Inn, stabilising and further building the food offer while also driving the wet sales. You’ll need to be keen to become part of the local community and ensure that the pub is a safe haven for customers of all ages and walks of life.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
