Located close to Macclesfield town centre and well known locally, Porters is a high street value pub that trades as a traditional ale house. Focusing on mainstream cask ales and draught products, it caters to an older local generation through the daytime, then becomes more of a circuit and entertainment driven destination through the weekend.

Business facilities

Seen as the most traditional pub in Macclesfield, Porters is an open plan trading operation, with one large bar and lounge area. It has a dedicated games area, with double darts throws, and free WiFi is provided throughout. Outside, there’s a small rear yard and a smoking solution, plus direct access to the town’s largest car park.


The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.


We’re investing in full decoration and refurbishment to improve the presentation and kerb appeal of this pub. This will include new fixtures and fittings, bar and back bar, upgraded toilet facilities and external improvements to the rear yard.

The Porters is located on Roe Street, one of the main routes into the town centre. It’s shouldered by local housing and surrounded by car parks and large branded shops.

The Porters may suit a publican with high street and cask knowledge, plus the ability to switch between serving daytime local trade from older generation customers to attracting weekend late night circuit drinkers.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
