The Providence, is a beautiful North Yorkshire pub which sits it the lovely village of Yedingham. It’s a fabulous multi-faceted business offering traditional food and drink as well as six B&B letting rooms and caravan and camping plots behind its beer garden and there is also great potential to use the adjoining cottage as a holiday let.
This place is ready to trade with electric hook-up’s for the caravans and campers, plus a recently refurbished toilet & shower block with disabled facilities for the mobility impaired. Internally the business is cosy and has a “home from home” feel benefiting from a recent Punch investment back in early 2018.
The Providence has an open plan feel with a central bar which covers its pool room, dining room and lounge (for up to 40 covers), the pub is traditional in feel & character and is in excellent order throughout, the roaring fireplace is a welcome sight and a lovely feature on cooler evenings.
The commercial catering kitchen, cellar and toilet facilities are all located on the ground floor. Upstairs we have six B&B letting rooms especially throughout the spring and summer months. There is also a beer garden.
The pub also offers parking for up to 20 cars.

About the local area
Yedingham is a pretty rural village just nine miles North East of the busy market town of Malton and a 30-minute drive to Scarborough’s East coast. There are local residents nearby and the village also has a church and a church hall. This pub is the only one serving its community.
It’s a lovely destination pub, and pretty spot to get away from it all for great food and drink.

The Providence is multi-faceted with a fabulous opportunity to develop income from the traditional wet & dry income streams in addition to camping for six caravans, B&B letting bedrooms and also the possibility of a holiday cottage letting facility – we need an operator who would love to run this type of business and maximise the profit potential that exists here.
About the Agreement
Our Tenancy agreements vary between 3 – 5 years and offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
