Known for its quality food and a vibrant bar that also hosts live music events, this business also offers 7 well-presented letting rooms that are busy throughout the year. Especially during spring and summer when there’s an influx of tourists, walkers and cyclists to the area.
The Queens Head trades across a large dining room that’s used throughout the week, but is especially busy for the Sunday carvery offer, and a small public bar, which is cosy and full of traditional features. The kitchen can cater for up to 60 covers at full capacity. To the rear, there’s a pool room, which is accessible through the public bar. The pub offers 7 letting rooms on the first floor, which are all finished to a good standard. Outside, there’s a pleasant beer garden, a smoking solution and a car park with spaces for 8 vehicles. Free WiFi is provided throughout.
Your domestic accommodation consists of two bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

The local area
Set on the River Coquet, 13 miles north-west of Morpeth and 26 miles from Newcastle upon Tyne, Rothbury is a small town that benefits from a great position close to Northumberland National Park. It’s an area of outstanding beauty and the surrounding Coquet Hills and several nearby National Trust properties attract large numbers of tourists throughout the year.

Due to the large size of this business, we’re looking for an experienced operator who has previously run high volume food operations and ideally also letting rooms. Managed pub experience would be ideal, as this pub is being marketed on a retail contract where standards are extremely important. Ideal for someone with a passion for live music, as the Queens Head has a great reputation for year-round entertainment and this is something that we’re looking to continue.
About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
