The Railway is a great pub for someone looking for their first business venture in the trade. This community value pub is a wet-led operation, although a hand-held food offer is also available. It’s a popular place with sports fans and for local teams to gather. The large rear garden is a key draw in summer months, and the pub is also perfectly placed to attract people using the local train station.

The Railway is an open plan trading operation, with a horseshoe-shaped main bar area. It also offers a dedicated pool/sports zone and free WiFi.  The pub has recently been painted externally and we’re planning a small investment to refresh internal decoration here as part of the letting process. Outside, there’s a large rear beer garden area that has just been revamped and the pub also provides car parking space for 5 vehicles.


The domestic accommodation consists of one bedroom, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

About the local area

Thetford is a thriving market town in Norfolk that’s located about halfway between Norwich and Cambridge. With a population of about 24,500, the town is a popular choice with commuters.  The pub is situated in a prominent position, right next to Thetford railway station. It’s also surrounded by residential properties, putting a strong potential customer base on its doorstep. Go Ape and Thetford Forest are popular local attractions for both residents and visitors to the area.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
