The Red Lion is a community mainstream pub that benefits from an attractive canal side location in the heart of a popular area on the eastern edge of Milton Keynes. It has a lovely garden right next to the canal, which is the perfect spot for destination visitors to enjoy a summer drink and meal.
This Cask Marque accredited waterfront pub is a single bar operation, with a main lounge area plus a small separate area providing 26 covers throughout. It enjoys a strong cask following and currently offers customers a pool table, Sky Sports and live entertainment. On a nice day, there’s a real opportunity to make the garden the best location for passers-by and locals alike. The car park has spaces for 16 vehicles.
The domestic accommodation consists of four bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.
We’re planning a modest investment to add a sparkle to the interior and external decorations here. We will also install an attractive pergola, to help make the garden the place to be in summer.

The Red Lion sits in the centre of both commercial and residential properties in the Bletchley area of Milton Keynes. It benefits from a fantastic location alongside a working canal that’s also a popular pathway with walkers. It’s also close to the town and local train station of Fenny Stratford.

This would be ideal for a couple of owner operators, who are looking to capitalise on the pub’s canal side and community location, and the opportunity to offer food – a great doorstep sandwich or ploughman’s lunch would go down well here. Local knowledge would be beneficial.
About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
