The Royal Oak is a traditional and very cosy-looking village pub in rural Flintshire, just over the border from Chester. This destination mainstream pub attracts healthy levels of trade from local villagers, many of whom are regular customers, returning week after week. However, there’s also potential to broaden and market its appeal to a wider audience, and a planned refurbishment will help modernise the interior.

With a very large car park, this is a destination pub with a lot of regular customers who return week after week. The Royal Oak benefits from excellent local trade from the village but also has the potential to attract customers from further afield. It has plenty of offer anyone looking for great food and drink in relaxing surroundings. The catering kitchen can provide up to 70 covers and free WiFi is available throughout. The grounds of this pub are lovely, and tables to the front and side of the pub can be used for drinking and dining in fine weather.

The domestic accommodation consists of two bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

Higher Kinnerton is a village in rural Flintshire, just inside the Welsh border about 5 miles south-west of the city of Chester. With a population of about 1,700, the village has a Post Office, a shop, a school and two pubs. There are lots of residential properties within easy walking distance of the Royal Oak, predominantly detached and semi-detached homes. With its destination mainstream offer, the pub is perfectly placed to pull in passing custom from people travelling on the nearby A55 North Wales Expressway or on a day out to Broughton Shopping Park.

An ideal opportunity for an operator with catering experience or someone who has a good team around them – and the existing team are all fantastic. This is a very busy pub, but there’s potential to drive business further, so it needs a strong pair of hands at the helm.
