This offers a fantastic open-plan layout (up to 66 covers) with the bar running between the front and back areas of the business. The rear of the property has undergone a recent refurbishment to make it a much more relaxed area; there is a double-sided wood burner to the middle of the room and this lounge area is now the perfect place to have food, just a drink or to play a game of pool.
There are TVs which are viewable from almost every seating area so that you can keep up to date with the latest news or to relax and watch a game of rugby on the sport channels plus there is a large, well equipped commercial kitchen with a walk-in fridge for the chef.
Outside the pub in the garden areas external seating surrounds the pub – your customers will be spoilt for choice and will never miss the sunshine. It also has a lovely children’s play area which is a must to entertain the local children on those warm summer days and evenings.
The pub offers parking for up to 12 cars.

About the local area
Exminster is an ever-growing residential village situated just outside of Exeter. There is a small parade of shops, a doctor’s, a post office and village hall with a coffee shop. Just on the edge of the village is a golf club.
There is plenty to do locally; visiting the Cathedral town of Exeter and all that the city has to offer, boat rides along the River Exe or cycling on the many local pathways. It is a beautiful spot yet still local to things to do.
The village itself has a mix of residents but in the main they are a lot of families and actively retired people.

You will have plenty of energy and passion for getting pro-actively involved with the local community. Ideally this requires a partnership to run it, but single applicant will be considered. You will have many people skills and flare for creating and hosting events. Coupled with marketing and social media knowledge.
