The Sherston is set on a roundabout on the main road into Wells, a 10- to 15-minute walk from the city centre. Wells is a mediaeval city with a plethora of historical buildings that attract tourists all year round – so there’s a steady flow of guests requiring affordable but high-standard overnight accommodation. This small city is home to 11,500 mainly well-heeled inhabitants, with a further 45,000 living in the pretty villages dotted around this rural area. The Mendip Hills and the Somerset Levels regularly attract ramblers, campers and birdwatchers, while Cheddar Gorge and Wookey Hole Caves appeal to families. Bath and Bristol are both easily reached in under 45 minutes, and the spiritual sanctuary of Glastonbury is 15 minutes away – easily close enough to pick up extra trade when the Glastonbury Festival hits nearby Pilton.

About the Agreement
Our Tenancy agreements vary between 3 -5 years and offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along. You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
