The Star Inn is a 17th century, Grade II listed community pub. It’s a real locals’ venue, and that’s where its focus must remain, but there’s plenty of potential to attract a few holidaymakers over the summer months too.


This large community pub operates out of three separate trading areas, which are full of old-style character. The large bar area is home to a popular pool table and a cosy wood burner, plus there’s a separate split-level dining and conservatory area with 50 covers in total. A function room is also available. Outside, there’s a large car park with space for 25 cars, a beer garden and a smoking solution.


The domestic accommodation consists of two bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

About the local area

Situated about 4 miles from Hayle and just a few minutes from the main A30 route through the area, St Erth is a tranquil village, centred around the village shop and church, with a small river running to the south. There are plenty of walkers and cyclists passing through in fine weather, thanks to scenic riverside walks past bird sanctuaries and the causeway, and the presence of the National Cycle Route 3. Just a short distance from both Hayle on Cornwall’s north coast and Penzance on the south coast, St Erth sits in a rural location and has a mix of young families, local workers and retried people. St Erth railway station is a key transport link in the area.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years and offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
