The Stone Beck is a locals’ pub, which is well supported by the surrounding community. With its large function room, there’s a real opportunity to drive events, parties and functions here. The pub has a good-sized beer garden, and a popular pool table and a darts playing area.
The Stone Beck has a very large trading area, which is split into two very distinct rooms. The large public bar has a pool table as well as a darts board. There’s also a large function room, which has its own bar and can therefore host separate events and parties. Outside, there’s a large beer garden to the rear of the pub and free WiFi is provided throughout.
The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.
We’re planning a modest investment here, adding a small sparkle to the trading areas to enhance the overall look and feel of the pub.
About the local area
The Stone Beck is located in the Jennyfield area of Harrogate, just outside the town centre. The pub sits adjacent to a local Co-operative Food store and opposite row of small shops in a largely residential area. This provides fantastic opportunities to develop trade around local customers who don’t want to make the trip into Harrogate centre.
The ideal operator here will be somebody who is focused on positioning the Stone Beck at the heart of the community, driving footfall from local residents and supporting events, functions and private parties.
About the Agreement
Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
