The Swan is a traditional village pub, which benefits from a fantastic location and a related increase of trade in the spring and summer season as it sits close to the South West Coastal Path. This community mainstream pub now needs to introduce a traditional pub food offer with a good selection of fish dishes during the summer. So we’re looking for someone who can build the food trade and put this pub back on the map. A great lunch menu that’s affordable for families will help to pull in trade, as the stone pier in front of the pub gets the evening sun and is a very popular crabbing spot.

The Swan is an open plan trading operation, with a small L-shaped bar area. This space has a slate floor throughout and an open fireplace. There’s room for about 30 covers if it’s all laid out with just tables and chairs and the kitchen is just off the bar area. This pub’s location and its outside space are the key assets. To the rear of the pub, there’s a steep garden, which hasn’t be used for years and now needs work. To the front of the pub, across the road, is a patio area and there’s a further drinking area down the steps to the riverside and the stone pier.

Our planned refurbishment covers decoration throughout the trade areas and the toilet facilities. We will upgrade some of the flooring to the right side of the bar area and also optimise the outside areas.

The Swan enjoys a fabulous waterfront position in the village of Noss Mayo, looking out over the River Yealm. Noss Mayo is a picturesque village, which sits opposite Newton Ferrers in South Devon, between Plymouth and Kingsbridge. River views are available from the pub’s bar and all of the bedrooms upstairs. Noss Mayo is about 30 minutes’ drive from Plymouth town centre and its location on the South West Coastal Path means it sees plenty of walkers.

We’re looking for someone who wants to become part of the community, ideally a couple where one partner is a chef. You’ll need to understand how to market a village pub or business – and be able to implement and grow a new food offer from scratch.
