The Motte and Bailey is a pretty community pub that’s located in the rural village of Pirton, a very pretty village with its own Post Office and shop as well as a well-regarded Primary School. The village is home to many commuters into London. Surrounded by countryside, it lies about 5 miles from Hitchin and about a 20-minute drive from Luton airport

The pub benefits from a prime position overlooking the village green, making for a very picturesque setting. Its front and rear gardens are equally attractive and well developed. Our planned investment here will take this pub to the next level.

Business facilities

This well-presented village pub offers plenty of character and has a warm, traditional feel throughout. A feature fireplace adds to the ambience. The pub trades across two linked bars, with a strong back bar display space. This not only provides a great opportunity for hosting functions and parties, but also creates a separated space for diners. The kitchen can provide for up to 50 covers.

The pub is Cask Marque accredited, and also offers free WiFi and live TV sports coverage. It’s currently home to a darts team. The outside space is a real asset here, with both front and rear gardens giving the pub real kerb appeal. To the rear, there’s a sizeable beer garden with dedicated children’s play equipment. The pub also provides a smoking solution and parking for up to 12 vehicles.


The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.


We’re planning significant investment to fully redecorate this pub inside and out, including new signage.

This pub may suit

This pub would ideally suit a couple with pub experience or a first-time operator. You’ll need a passion for cask beer, the skills to deliver a pub food offer and the desire to quickly integrate with the local community.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
