The Orchard is an attractive and spacious community mainstream pub situated in the lovely village of West Huntspill in Somerset. The pub has a great reputation for its food and ales and is now undergoing a fantastic refurbishment. Its sits on a the roadside on a busy route that passes through the area, making it a popular drive-to venue and a great stop of for a bite to eat for its regular passing trade. It is also a lovely place for a drink and meal for the local residents and holidaymakers that come to the area.

It sits within a sociable community who often host events including open gardens and village shows so there is opportunity to build great relationships with residents and raise the profile of The Orchard.

Refurbishment

The pub is undergoing a fabulous refurbishment. We’re planning to redecorate and upgrade this pub inside and out.

Business facilities

The Orchard is an open plan trading operation, with clearly defined main drinking and pool/sports areas, including a pool table, darts board, juke box and games machines. There’s a dedicated dining space, with the catering kitchen providing for up to 65 covers at peak times. A separate function room is used for hosting, meetings, private functions and skittles, as well as the pub’s popular carvery offer at the weekends, when it can cater for 50 covers. WiFi is available for free throughout. Outside, the Orchard has a large car park, with space for up to 35 vehicles. There’s also an external drinking area, a dedicated smoking area and a detached double garage.

Your domestic accommodation will consist of two bedrooms, a kitchen and a lounge.

The local area

Huntspill is a village on Somerset Levels, just 8 miles north of Bridgwater and about 3 miles south of the tourist area of Burnham-on-Sea. It’s a beautiful area. The Orchard is highly visible position on the main A38 road through the area, enabling it to attract plenty of passing traffic. The pub is within walking distance of a large number of residential homes and the wider parish of West Huntspill has a population of 1,414. The area has many caravan and camping facilities, with around 20 sites within 1.5 miles of the Orchard. The nearest town is Highbridge, which has a population of 7,555. Highbridge town centre has many pubs and eating establishments, catering mainly for community/high street mainstream audiences. There are many local marketing opportunities such as tourist guides both on and offline to raise the profile of your pub.

This pub may suit

This pub is ideal for an experienced operator with good working knowledge of the local area. You will be experienced in driving and operating a similar-sized food and drink business, with a proven track record and strong catering experience and skills.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years and a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
