The Three Tuns is a pretty Cask Marque village pub in Barlestone, Leicestershire. It’s a community value pub with character which offers great pub food, ale, music and a home for team games. The pub has a reputation for it’s warm welcome and an excellent, freshly-pulled pint of ale.

As the only pub in the village, it attracts residents and locals across the area for a quick bite, an evening meal or to socialise over drinks and catch up with friends and neighbours. This pub is a real ‘home from home’ for the locals who come here during the day, after work and at weekends; it’s a hub for a great deal of the social activity in this Leicestershire village – and it should stay that way.

Business facilities

The Three Tuns sits on the main street in the village, with its whitewashed walls, traditional signage and attractive planting containers. It offers up to six parking spaces to the front of the pub.

Inside, there’s an L-shaped public bar encompassing a space for pool and games; the rest of the trading area offers mixed fixed and loose seating. The pub also offers a well equipped and maintained commercial kitchen (20 covers),  WiFi, and Cask Marque certification ensures ale quality is consistently high and here is also a pleasant beer garden for summertime, along with a smoking solution and the toilets are to the rear.

Refurbishment

We are looking to complete a small investment for the beer garden. This will include upgrading the area to make it a great space when the sun is shining.

The Three Tuns sits in the Leicestershire village of Barlestone, which is a pleasant, leafy village with plenty of young families balanced with retired residents. The pub also attracts visitors from Carlton and Newbold Vernon and the local area also offers Leicestershire Forest Golf Centre just 10 minutes away and Market Bosworth Country Park.

The pub is also within commuting distance from Market Bosworth, Leicester and Coventry – in fact, despite its CV postcode, it’s closer to Leicester than Coventry or Nuneaton.

You will be a skilled and experienced publican with passion for running village pubs. You’ll have excellent catering skills and a friendly, approachable front-of-house style. – in fact, this could be the perfect pub for an outgoing couple who can split the workload to keep standards high. Your pub trade experience will enable you to keep costs under control, and you’ll have a strong desire to be part of a village community, build relationships and use village activities to your advantage.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years and offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
