The White Hart is a community mainstream pub that sits on the main road though the village of Quorn, just to the south of Loughborough. Best known for its cask ales, it also offers a boules pitch, a covered terrace and the potential to introduce a small food menu.

This White Hart is an open plan trading operation, with an L-shaped bar area and a small servery. This space is primarily geared towards pub games, with darts the main feature. The pub has a kitchen but it’s currently unused, so there’s a clear opportunity to introduce a small and manageable food offer for a maximum of about 25 covers. Outside, there’s a covered terrace area, a smoking solution and a boules pitch to the rear. The pub provides free WiFi and parking for 12 cars.

The domestic accommodation consists of two bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

Refurbishment

We’re planning investment at this pub to enhance the interior by introducing new bar furniture, opening up the room to the front and incorporating a side room where darts is currently played. The exterior detailing will also get a makeover.

About the local area

Located just south of Loughborough, the village of Quorn is fairly affluent with a good community feel and the potential for decent margins. The White Hart sits next to a vintage inn and there’s healthy competition in the area, but also a strong potential customer base on the doorstep.

This pub may suit

We’re looking for an operator who is known in the area and who has cask ale experience. You’ll need to be able to drive marketing and also be willing to explore the potential for a small food offer.

About the Agreement

Our Tenancy agreements vary between 3 – 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we’ll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (£3,000 or £6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
