Harwood is a very large suburb, boasting a number of schools and established residential areas, and is located close to major travel routes around the Greater Manchester region. The pub sits in a much-loved and busy area, surrounded by large communities and mature housing. New housing is currently under construction, so the pub is now ready for new customers and the arrival of a quality operator. The pub trades well with a real mix of walk-in and drive-to customers.

* The calculation of the initial ingoing costs assumes a minimum deposit (£3,000 or £5,000) plus legal fees. The subsequent deposit build up can be paid over the term of the contract and up to £100 per week. This can be discussed with the Punch Development Manager
