This very well presented community mainstream pub boasts fabulous facilities – for visitors of all ages – and has recently benefited from transformational investment, so it’s in tip-top condition. Fully refurbished within the past six months, this is a superb opportunity for the right operator. We’re looking for a strong publican with local knowledge to take up the reins and continue to grow this business, flexing a compelling all-round offer to attract customers old and new.

The Windle is a large footprint community mainstream pub that’s superbly presented, with smart-but-welcoming interior décor throughout. It’s an open plan trading operation, with public and lounge bar areas and a designated sports zone with a pool table, darts board and TV screens showing live coverage from both Sky Sports and BT Sport. This pub is Cask Marque accredited and the catering kitchen is well-equipped to serve good quality home-cooked food for up to 40 covers. Free WiFi is provided for customers’ use. Outside, the pub offers a great beer garden, complete with a high-spec smoking solution. The dedicated and secure children’s area features soft flooring, astroturf and fantastic play equipment. The Windle has a large car park with spaces for up to 15 vehicles.

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

The Windle is located on the northern edge of St Helens, opposite the old Pilkington Glass Works, which has recently been demolished, making way for new developments. There has been an immense amount of property development investment in this area, and the recent addition on 200 new homes all around the pub has significantly changed the demographics for this part of town. There are over 35,000 residents within a 1.5-mile radius of the pub, the majority of which fall into the Vintage Value, Suburban Stability and Aspiring Homemakers demographic categories.

You’ll need to be personable, outgoing – and passionate about making this pub the hub of the local community. A good quality mainstream food offer is the key to success at this site, closely followed by daytime and evening entertainment and an attractive sports offer.
